Room by room, with what counts as evidence for each one.
Gas, electrical and smoke alarms scheduled from the dates on your certificates.
Agreement, condition report and the Renters Guide, all dated and held together.
Show what was true on the day you advertised, months after the fact.
Tick the standards room by room with a photo each. Senly Rent tells you whether the property is ready, and what is left if it is not.
No sections, no subsections. These four expire on a schedule and each one needs a date and a document you can produce. They are what Senly Rent tracks.
You have other obligations as a rental provider, from repairs to notice periods. Those do not run on a clock, so they are not here. Consumer Affairs Victoria covers them in full.
A licensed gasfitter checks every gas appliance and flue, and issues a compliance certificate.
A licensed electrician tests the installation, switchboard and safety switches.
Every alarm tested and cleaned, with batteries replaced as needed.
Every category met and evidenced with a dated photo before you advertise.
Certificates expire quietly. Nobody writes to tell you. That is how a compliant property becomes a non-compliant one without anything visibly changing.
Not to alarm you. These are simply the three moments when somebody asks for the document, and the answer matters.
Advertising a property that does not meet the minimum standards is an offence under section 65B of the Act, with a penalty of up to $12,546 per breach (60 penalty units). Consumer Affairs Victoria and the RDRV can both ask.
A renter can apply over a standard that was never met. Without a dated record, you are arguing from memory about a past date.
Landlord policies commonly expect the safety checks to have been done. After a fire or a gas incident, the certificate is the first thing asked for.
General information, not legal advice. Penalty amounts change each 1 July and insurance terms vary by policy. Confirm your position with Consumer Affairs Victoria or your own adviser.
This is the part that stops most self managing owners. Senly Rent tells you what is due, then goes and gets quotes from multiple licensed vendors so you can see real prices and pick on cost, availability or value.
Illustrative example. Vendors and prices shown are not real quotes and vary by property, access and availability.
