Smoke alarm compliance for Victorian rentals
Last updated 11 September 2026 · General information, not legal advice
What a Victorian rental provider must do for smoke alarms, how often, and what happens when one is faulty.
The annual check
Rental providers and their agents must arrange a smoke-alarm safety check every year for every rental agreement. Each alarm is tested and cleaned, and batteries are replaced as needed. Hardwired alarms and any repairs to them are work for a licensed electrician.
When an alarm fails
A faulty smoke alarm is an urgent repair. The rental provider must respond immediately. If they cannot be contacted or do not respond, the renter may arrange the urgent repair and pay for it up to $2,500, and must be repaid within seven days of a written request.
Keep the record
Keep a dated record of each annual test and clean. It is the simplest way to show, later, that the alarms were serviced on time, alongside the gas and electrical safety-check records and the minimum-standards evidence.
