Gas safety checks for Victorian rentals

Last updated 11 September 2026 · General information, not legal advice

How often a gas safety check is required, who can do it, what you must disclose to the renter, and how long to keep the record.

Quick answer
A gas safety check must be carried out at least every two years by a licensed or registered gasfitter for any Victorian rental property with a gas installation, appliance or fitting. From 13 October 2026 the two-yearly check applies to every rental property, whenever the agreement started.

How often, and who does it

The check is required at least once every two years and must be done by a licensed or registered gasfitter endorsed for Type A gas-appliance servicing. They check the gas appliances, fittings and flues, and issue a record of the result.

What you disclose to the renter

Before entering an agreement, the rental provider must disclose the date of the last gas safety check and any outstanding recommendations from it. The copy of the check is not sent automatically: a copy of the most recent check must be provided to the renter within seven days of a written request.

Keeping the record

Keep the record of each gas safety check until the record of the next check is created (Regulation 30). From 13 October 2026 the two-yearly obligation extends to every rental property, including those on agreements that began before the earlier 2021 rules, so a property that was previously exempt now needs a current check and a record of it.
