Electrical safety checks for Victorian rentals

Last updated 11 September 2026 · General information, not legal advice

How often an electrical safety check is required, who can do it, the switchboard and safety-switch rules, and what you disclose to the renter.

Quick answer
An electrical safety check of all wiring, fittings and switchboards must be carried out at least every two years by a licensed electrician (a Registered Electrical Contractor with Energy Safe Victoria). From 13 October 2026 it applies to every Victorian rental property.

How often, and who does it

The check covers all electrical wiring, fittings and switchboards, at least once every two years, carried out by a Registered Electrical Contractor with Energy Safe Victoria. They test the installation and issue a record of the result.

Switchboard and safety switches

Since 29 March 2023, all power outlets and lighting circuits in a rental must connect to a switchboard-type circuit breaker and a residual current device, consistent with AS/NZS 3000. In plain terms, the property needs a modern switchboard with safety switches.

Disclosure, the record, and older tenancies

Before entering an agreement, disclose the date of the last electrical safety check and any outstanding recommendations. A copy of the most recent check goes to the renter within seven days of a written request. Keep the record until the next check’s record is created. From 13 October 2026 the two-yearly obligation extends to every rental property, so agreements that began before the earlier rules now need a current check on file.
